The rules of the road.

These Terms of Service (the “Terms”) are a binding agreement between you and Ez2.Rent (“Ez2.Rent,” “we,” “us”). By creating an account, generating a listing, or otherwise using the service (the “Service”), you agree to these Terms. If you do not agree, do not use the Service.

You must be at least 18 years old and able to form a binding contract to use the Service.

The Service generates draft rental listing text from details you enter, formatted for platforms such as Craigslist, Zillow, Facebook Marketplace, and Apartments.com. The output is a starting draft only.

The Service does not, and is not designed to:

• Collect rent, hold deposits, or move money on your behalf.
• Screen, score, rank, or evaluate tenants or applicants.
• Run credit checks or background checks, or process consumer-report data.
• Provide legal, financial, tax, real-estate, or fair-housing advice.
• Verify the accuracy, legality, or compliance of any listing you publish.

You are solely responsible for every listing you create, edit, copy, export, or publish, and for ensuring it is accurate and lawful. Rental advertising is regulated. Among other laws, the federal Fair Housing Act and many state and local laws prohibit advertising that expresses a preference, limitation, or discrimination based on protected classes (which vary by jurisdiction and may include race, color, religion, sex, national origin, familial status, disability, age, source of income, sexual orientation, gender identity, marital status, and more).

Our tools include an automated checker and prompt safeguards intended to reduce problematic language. These are heuristic aids, not a compliance guarantee. They may miss issues and may flag acceptable language. You must independently review every listing for compliance with all applicable laws and platform rules before publishing, and you assume all responsibility for what you post.

Listing text is produced by automated language models. AI output can be inaccurate, incomplete, or unsuitable, and can occasionally include statements that are not true of your property. Do not rely on it without review. You are responsible for verifying that every factual claim in a listing — price, size, amenities, availability, terms — is correct before you use it.

As between you and us, and to the extent permitted by law, you own the listing text you generate and are free to use it. You are responsible for ensuring your inputs and your use of the output do not infringe anyone’s rights.

You are responsible for your account and for keeping your credentials secure. You agree not to:

• Use the Service to create deceptive, fraudulent, or unlawful listings.
• Generate content that violates fair-housing or anti-discrimination laws.
• Attempt to bypass usage limits, paywalls, rate limits, or security controls.
• Reverse engineer, scrape, or resell the Service, or use it to build a competing product.
• Upload malware or interfere with the Service's operation or other users.

We may suspend or terminate accounts that violate these Terms or that we reasonably believe create legal risk, with or without notice.

Premium listings are a one-time charge at the price shown at checkout, processed by our payment provider (Stripe). We do not store your full card details. Except where required by law, payments are non-refundable. Prices and features may change prospectively; changes do not affect a purchase already completed.

The Service is provided “as is” and “as available,” without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose, accuracy, and non-infringement. We do not warrant that the Service will be uninterrupted, error-free, or that any listing it produces will be lawful, accurate, or fit for your purpose.

To the maximum extent permitted by law, Ez2.Rent and its owners will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for lost profits, revenue, data, or goodwill, arising from or related to your use of the Service — including any claim, fine, or penalty arising from a listing you published. Our total liability for all claims relating to the Service will not exceed the greater of the amount you paid us in the twelve months before the claim or USD $100.

Some jurisdictions do not allow certain limitations, so some of the above may not apply to you.

You agree to indemnify and hold harmless Ez2.Rent and its owners from any claims, damages, losses, and expenses (including reasonable legal fees) arising from your listings, your use of the Service, or your violation of these Terms or of any law — including fair-housing and advertising laws.

We may update these Terms; material changes take effect when posted, and your continued use means you accept them. These Terms are governed by the laws of the State of [YOUR STATE], without regard to conflict-of-laws rules, and disputes will be resolved in the courts located there, unless applicable law requires otherwise.
